Principal Designer, Building Regulations
Guidance and oversight to help projects meet the building regulation requirements that apply to them.
The service
The regulations have changed and the responsibilities are real. We guide projects through them, keeping compliance on track without slowing the design down.
This is a separate duty from the CDM role. The two are often confused. We can hold either or both. We will tell you which ones your project needs. We are based at the Digital Media Centre in Barnsley, South Yorkshire and work with clients nationwide.

Where we do this work
Our experience and services span both the public and private sectors.

How it runs
We take the role from the design stage onwards. We tell you up front where a project falls under the higher risk rules.
It can be taken on its own or alongside the CDM role and our design work.
Tell us about the project and we will confirm which duties apply.
Recent work: Hammer Lane Academy, Sharlston, Verbeia Grange Residential Home, Ilkley and The Mill Academy, Barnsley.
What is a Principal Designer?
There are two separate roles. Under the CDM Regulations, the Principal Designer plans and coordinates health and safety during design. Under the Building Regulations, the Principal Designer makes sure the design complies and keeps the golden thread of information. Most projects now need both, including many home projects. We can take on either role or both, on their own or alongside our design work.
Do you provide building regulations drawings?
Yes. We produce the technical drawings and specifications building control needs, which your builder also prices from and builds to. We coordinate with structural engineers and other consultants so everything fits together.
Do I have to use you for every stage?
No. Take only the services you need or let our turnkey service handle everything from first sketch to completion with one team and one point of contact. Either way, every stage is director led and we are only a phone call away.
